Most people are familiar with selling a business but selling a website is often a new experience.
Rules governing website sales in Australia
Australian Domain Names are managed by The Australian Domain Name Adminsitrator.
From 1st June, 2008, it is possible to transfer the ownership of a .au domain name for any reason (including sale of name).
When a domain is transferred, the registrant must meet the criteria set out by auDA in their Transfers (Change of registrant) Policy (2008-08)
When domain ownership is transferred, the registrant forfeits the existing domain license, and a new 2 year registration license is issued.
There is administration fee approx $220 (depending on your registrar) to effect the transfer of ownership of a .au domain name. This includes the new 2 year registration license.
Website ownership disputes Australia
The Australian Domain Name Adminsitrator handles any disputes regarding an au domain name. Be warned though the fees are currently -:
$ 2000 for a single member panel
$ 4500 for a three member panel.
If you purchase a domain you need to be confident that there is not any dispute or pending dispute. Obviously if the name is a trademark or obvious identifying another entity be cautious about that domain.
However if it just a good generic domain you should be fine.

No inflated or doctored statistics

Check which sites are linking to this site
Check the Google page rank
Check the visibility in Search Engines especially Google
High Visitor numbers does not necessarily mean high sales (web averages are less than 1%) and some sites simply do not sell.
Avoid the Internet Marketing Guru hype - some unscrupulous individuals will claim anything and target novices with enticements and lots of scam yellow backgrounds offering free secrets on DVD all the way down the page.
